Rec rooms, suites & home offices
Basement Finishing in London, Ontario
Your basement is the cheapest square footage you’ll ever add to your home — it’s already there. We turn cold, unfinished basements into rec rooms, home offices, gyms, and in-law suites that feel like part of the main floor, not an afterthought.
We start with the stuff that matters long-term: moisture checks, proper insulation with vapour barrier, and framing that’s straight and square. Then bulkheads to hide ductwork cleanly, pot lights to make up for small windows, and durable flooring that handles Ontario basements.
Warm and dry first
Moisture assessment, continuous insulation and vapour barrier before anything gets framed — no musty basement smell later.
Smart ceiling work
Re-routed bulkheads and tight framing to keep ceilings as high as possible, with pot lights throughout.
Suites that earn
In-law and secondary suites with bathrooms, kitchenettes and proper egress — built with permits, to code.

Basements FAQs

How much does it cost to finish a basement in London, Ontario?
Most basement finishing projects run $35 to $70 per square foot depending on scope — a typical 800 sq ft basement lands between $30,000 and $55,000. Adding a bathroom or kitchenette adds to that. Free on-site quote, itemized in writing.
Do I need a permit to finish my basement?
In London, yes — a building permit is required for finishing a basement, and separate permits apply for plumbing and structural changes. We handle the permit process and build to the Ontario Building Code, which also protects you when you sell.
Can you build a basement apartment / secondary suite?
Yes. Secondary suites have extra requirements — ceiling heights, egress windows, fire separation, sometimes separate heating. We’ll tell you upfront whether your basement is a good candidate and what it takes to make the suite legal.
My basement gets damp. Can you still finish it?
Only after fixing the moisture source — finishing over a damp foundation is throwing money away. We assess where the water comes from, correct it (grading, sealing, drainage), then insulate with the right materials so the finished space stays dry.
